Is Patrion a construction company?
No. We structure, analyze and monitor. The execution is done by partners with a proven track record.
What kind of operations does it offer?
New build, land + construction, build-to-rent, hybrid operations, and other real estate opportunities.
Who can invest?
Only accredited investors, in accordance with SEC rules.
How does the legal structure work?
Each project has its own SPV (dedicated LLC), insulated from debts from other projects.
What is the level of risk?
Every investment carries risk. We reduce with diligence, governance, experienced partners and continuous monitoring.
Does Patrion guarantee returns?
No. We ensure diligence, governance and transparency.
What is the typical timeframe?
New build: 12–24 months. Land + build: 18–36 months. Build-to-rent: 24–48 months.
02 — Return and exit
What is the expected return?
It depends on the operation, the market and the exit strategy. We present realistic and reasoned projections.
How does the exit work?
By selling, refinancing or stabilizing the build-to-rent.
Does Patrion invest in projects?
Yes. We invest directly in all projects, together with our customers.
How is Patrion remunerated?
Direct participation in the project and structuring and monitoring fees, when applicable.
How does the investor keep up?
Quarterly reports, progress metrics, clear updates and access to SPV documents.
How are markets chosen?
By demand, growth, security, liquidity and appreciation. We operate in Florida and Texas.
Contracts in which language?
Official documents in English, with a Portuguese version available.
Is there exchange rate risk?
Yes. The investment is 100% in dollars.

What is the participation in the property?
The investor participates via SPV, with economic rights and without operational responsibilities.
Is the investment registered in the US?
Yes, according to SEC rules, including the limit of investors per project.
04 — Taxation and support
How does taxation work?
Foreign investors are taxed in the US on the results of the operation. SPV organizes this treatment and we advise on the declaration in Canada.
Is there fiscal support?
Yes. We guide and recommend specialized professionals.
Do they help with the bank account?
Yes. We assist in the process and have contacts that facilitate the opening.
Can I invest via my own company?
Yes. We can assist in the opening of an American company.
Is it possible to visit the property?
Yes, by appointment with the partner responsible for the execution.
What if the project is delayed?
We inform the investor in advance and with full transparency about causes and new deadlines.
What if the market changes?
We reevaluated projections, adjusted the strategy and communicated everything to the investor.
How do I talk to Patrion?
